How are you able to sell my property in 30 days?
    Firstly, you decide what we list the property at, and we will do everything possible to achieve that price for you. As part of the professional service you will receive, we will personally be advising you on a day-by-day basis how your property is performing to ensure that if a reduction is necessary, you are able to reduce it down to a level where it will sell. We advertise your property on all the UKs leading property portals such as Rightmove and Zoopla. We offer all our customers a featured listing within the first 3 days of advertising to boost your rankings on these portals, something which none of our competitors offer and for which they usually charge. All this combined has allowed us to achieve an average sale timeframe of 30 days.
Will I complete in 30 days?
    It is unlikely to complete on a house in that timeframe unless you have a cash buyer who can tie everything up quickly. We offer a sale within 30 days and the conveyancing process across the UK takes around 12 weeks.
What happens if you don’t sell in 30 days?
    While this is unlikely, we work on a completely ‘No Sale, No Fee’ service which means that you are able to walk away.
Do you handle everything during the conveyancing process?
    Yes, you will have a dedicated sales progressor who will instruct you with your own solicitor free of charge. They are responsible for acting on your behalf to progress the sale process.
How quickly can you complete?
    The average sale is around 12 weeks with solicitors, searches, enquiries, etc.
How do you make your money?
    The buyer covers ours and your solicitors’ costs. We also make our money by promoting services such as viewing packages and mortgage referrals.
What is an option agreement?
    An option agreement is very common in property and allows us to set up a listing price with yourself and agree a sale without charging you a fee.
Can I withdraw for free after you have found a buyer?
    No, once we have secured a buyer where you have agreed an offer on, then you would have to pay a withdrawal fee to leave.
Do you cover all legal fees?
    Yes, we will cover all fees associated with the legal conveyancing process as well as your solicitor fees.
Do I have to pay for an EPC/Home Report?
    If you don’t have an EPC/Home Report for your property, we can organise this for you in advance, however, the cost will be refunded to us from the money you receive at the end of the process. We don’t charge you any commission and cover your legal costs, however, any additional services are chargeable. An EPC is £95, while Home Report survey costs vary between £499 – £699 depending on the value of the property.
Do you have a cooling off period?
    Yes, after signing the paperwork you have a 24-hour cooling off period.
