How are you able to sell my property in as little as 7 days?
    We deal with pre qualified cash or mortgage buyers who have the funds ready to purchase your property at speed. They are prepared to put down a large deposit at a certain price, the process can be as quick as 7 days. However we understand that not everyone is ready to move as quickly, so we tailor out timescales to your individual requirements.
How can you be confident of achieving a sale?
    We complete on 98% of the properties we accept offers on, a statistic we have proudly maintained since 2016. We achieve this by starting our sales process by paying for an independent RICS survey, which ensures we get the property price right.
Do you handle everything during the conveyancing process?
    Yes, you will have a dedicated sales progressor who will instruct you with your own solicitor free of charge. They are responsible for acting on your behalf to progress the sale process.
How quickly can you complete?
    The average sale is around 12 weeks with solicitors, searches, enquiries, etc. However, we can complete much quicker in certain circumstances.
How do you make your money?
    The buyer covers ours and your solicitors’ costs. We also make our money by promoting services such as viewing packages and mortgage referrals.
Can I withdraw for free after you have found a buyer?
    No, once we have secured a buyer where you have agreed an offer on, then you would have to pay a withdrawal fee to leave.
Do you cover all legal fees?
    Yes, we will cover all fees associated with the legal conveyancing process as well as your solicitor fees.
Do I have to pay for an EPC/Home Report?
    If you don’t have an EPC/Home Report for your property, we can organise this for you in advance, however, the cost will be refunded to us from the money you receive at the end of the process. We don’t charge you any commission and cover your legal costs, however, any additional services are chargeable. An EPC is £95, while Home Report survey costs vary between £499 – £699 depending on the value of the property.
Do you have a cooling off period?
    Yes, after signing the paperwork you have a 24-hour cooling off period.
